Job Summary
We are seeking an experienced and proactive Block Property Manager to join a growing team based in Citywest. You will take full operational responsibility for a dedicated portfolio of multi-unit developments, ensuring exceptional property standards, financial performance, and legal compliance.
 
Key Responsibilities
  • Financial Management: Draft, manage, and monitor annual service charge budgets; oversee sinking funds and debt recovery.
  • Maintenance & Operations: Plan and coordinate preventative and emergency maintenance for communal building elements (lifts, roofs, communal areas, landscaping).
  • Contractor Management: Issue tenders, review SLAs, and supervise third-party contractors on-site.
  • Compliance & Safety: Ensure all managed properties strictly comply with health, safety, and fire regulations, maintaining up-to-date documentation.
  • OMC Governance: Organise and attend Owners' Management Company (OMC) Board Meetings and AGMs, preparing detailed presentations, meeting minutes, and related documentation.
  • Client Relations: Act as the primary point of contact for directors, leaseholders, and residents, resolving queries promptly and professionally.
Requirements
  • Must hold a valid PSRA Licence (Category D).
  • Minimum of 2-3 years' experience managing residential or mixed-use blocks in Ireland.
  • Working knowledge of the Multi-Unit Developments (MUD) Act 2011.
  • Excellent dispute resolution skills, strong financial acumen, and outstanding written and verbal communication skills.
  • Experience using Blockman is advantageous.
  • Full clean Irish driving licence and access to a vehicle for regular site visits.
